Carpentry Works
Main door with teakwood frame of 5” * 3” section with teakwood panel shutter.
All internal doors with teakwood frame of 4” * 3” section with 30mm thick factory made solid core flush shutters.
All bathroom doors with teakwood frame of 4” * 3” section with 30mm thick factory made solid core flush shutters with polymer coated water proof ply veneering on both the faces.
French door ( if applicable ) with teakwood frame of 4” *3” section with teak wood glazed shutters 40mm thick with 5mm thick glass and M.S. Grill of required pattern.
All windows with colored aluminum frames and glazed shutters with 4mm thick glass.

Door and Window Fittings
Main door shutter shall have 3 Nos. of 5” brass but hinges, 1 No. Godrej lock, 8” brass handles on either side, 1 No. 10” brass aldrop on the outside, 1 No. 8” brass tower bolt on the inside, 1 No. CP brass door chain, 1 No. view finder and 1 No. door stopper.
French doors shall have necessary brass butt hinges and brass fittings.
Each internal door shall have M.S. oxidized 3 Nos. 4” butt hinges, 1No. mortise lock, 1 No. 6” tower bolt, and 1 No. door stopper.
Toilet doors shall have 3 Nos. Stainless Steel 4” butt hinges, 1 No. mortise handle and 1 No. flush bolt.
All window shutters shall be fixed with I-Max hinges, powder coated handles and locks.
All windows and ventilators shall be provided with M.S. square (12mm) grills.
Flooring and Wall Tiles
First quality vitrified tile flooring of plain shade design 24" * 20" size for the entire carpet area with 4" high skirting except in the toilets.
The flooring in toilets shall be first quality non skidding type Ceramic tiles and the side walls shall have colored glazed tiles of plain shade design for dado 7'O" high.
Kitchen Platform
The kitchen platform shall have 20mm thick black polished granite top including publishing and bull-nosing the exposed edges. A Carysil sink shall be laid on the granite platform.
Glazed tiles dado over kitchen platform and Crysil/Diamond Brand sink shall be to a height of 2'0".
Plumbing and Sanitary
Concealed plumbing work shall be with CPVC pipes of specified size of class ISI quality with necessary CPVC specials. All open plumbing lines shall be with C.P.V.C. pipes.
Toilets shall have Parry ware or Equivalent model E.W.C. with Health Faucet and white Color Washbasin with necessary fittings.
All plumbing fixtures shall be chromium plated brass fittings of Jaguar or Equivalent . Each toilet shall have 1 No. bib cock, 1 No. shower with arm, 1 No. wall mixer. Kitchen sink shall be provided with swan neck tap. All washbasins shall have CP bottle trap and pillar cock.
Soil and waste pipes shall be P.V.C. pipes ( 6Kg / sq.cm. pressure) with necessary specials.
The Drainage / Sewage shall be with 4” and 6” dia. Stoneware pipes of I.S.I. quality. The inspections chambers of size 2’ * 2’ to the required depth shall be provided with C.I. manhole covers.
Painting
Interiors of walls and ceilings shall be finished with two coats of Asian Emulsions of approved brand and color over a coat of primer including necessary putty with the consent of the owner for the shade.
The teakwood main door shall be varnished. All other doors shall be painted with two coats of Asian synthetic enamel paint of approved brand and color over a coat of wood primer.
The exterior walls shall have two coats of emulsion paint over a coat of primer.
MS grills shall be painted with two coat of synthetic enamel paint of approved brand and other over a coat of red-oxide metal primer.
Electrical Work
The wiring shall be concealed type for three phase power supply with PVC conduit pipes of required diameter.
The wiring shall be with first quality fire proof copper insulated ISI Certified Brands wires.
All the switch boards shall have metal boxes of required size with modular switches. (ISI Certified Brands)
The wires for 5 Amps shall be 3/20 rating, wire for lights shall be 1/18 rating and the wires for 15 Amps shall be 7/20 rating.
Each flat shall be provided with necessary light points, fan points, exhaust fan points in toilets and kitchen calling bell point, and powder points ( 5 Amps and 15 Amps).
Each flat shall have separate energy meter located on the main board and one additional energy meter for common facilities. (ISI Certified Brands)

Telephone and Tv Cables
Telephone cable shall be provided to each flat from a common junction point located at a suitable place in the ground floor. Telephone points shall be given in the bedrooms and living room.
Individual T.V. cable shall be provided from the terrace to each flat through concealed conduit pipes. T.V. points shall be given in the bedrooms and living room.
Intercom shall be provided with one phone for each flat, one phone in the security room and one phone in the terrace.
